Welcome to Windsong
Windsong is a mature, HOA-managed neighborhood in west Houston consisting of 1135 single-family homes. Development of the community began in the early 1980's and completed in the mid-1990's. We are a diverse community of neighbors spanning broad ranges of ages, interests, and cultural backgrounds. With numerous community spaces and a full calendar of community events, Windsong is a great place to live, gather, and play.
Living in a managed association community combines two major lifestyle values. First is the private ownership of real property. Each of our homes in Windsong is independently owned by an owner who enjoys a degree of autonomy. Second is that an elected Board of Directors makes and enforces rules and procedures regarding the use, operation, and appearance of property. Homeowners relinquish a small degree of autonomy for the benefits that come from being part of a managed residential neighborhood.
The goal of our Board of Directors is to preserve, protect, and enhance the quality of life and value of all properties in the Windsong community. Although all of us may enthusiastically endorse that goal, reasonable people will differ on how to achieve it. In every case we attempt to set parameters based on logic and common sense. While we do not expect every rule and policy to be revered by every member of the community in the same way, it's understood that we all seek to achieve what is best for our community as a whole.
The rules, policies, and procedures of Windsong are dynamic and subject to change with the times. Windsong residents are comprised of homeowners and renters, both of whom are valued members of our community. Although our renter residents contract privately with the homeowner, they are subject to the same rules and procedures as all other residents.
Windsong is home for all of us. We love to see all residents participating and volunteering at each of our community events. Every resident is encouraged to share comments, suggestions, and constructive criticisms of Windsong's rules and procedures with the board. Homeowners are also encouraged to participate in the rule-making process by becoming involved with the governance of Windsong: attending meetings, serving on committees, and volunteering.

Windsong FAQ
Yes and no. Windsong is a deed restricted community. Some things, such as new house paint colors or modifications to the driveway, do require approval prior to starting the project. Other things, such as replacement of damaged house trim or planting of trees and shrubs within your property lines, do not require approval. Use our ARC Approval quiz to see if your project may need pre-approval.
Refer to the deed restrictions and architectural guidelines in our Community Documents for more information on what is allowed and what requires approval. From there you can also download the Improvement Request Form to get approval for your project.
Your board members are fellow residents and homeowners who have volunteered to serve our community as a whole. If you have a question or concern, you are welcome to contact them via email at board@windsongcia.com or connect with them at the next HOA meeting.

USPS controls access to all Windsong mailboxes located in cluster stations. Go to our local USPS office to request your new or replacement mailbox keys. See our Contact Info page for address and phone numbers.

Note: you will not be able to get a new pool card if you have a balance on your HOA account, and an existing card may be deactivated until an outstanding balance is cleared.
Assessments are due at the first of each year and statements are mailed to each homeowner's billing address in the fourth quarter of the previous year. You can pay online through our Property Management's site (you'll be prompted to register as a homeowner if you haven't already) or pay by check by mailing payment to the address shown on your assessment statement. Our Property Management & Administration company handles all assessment payments, questions, and concerns. They are available to connect with you by phone and email for more information. If you need further assistance you may also email the board at any time.
Windsong residents enjoy a number of amenities and services, which our annual assessments support. Assessments also cover the operational requirements of managing and maintaining the community. Click here for a diagram detailing these items.
Windsong HOA meetings are held on the 3rd Tuesday of each month (except in December). Windsong residents are invited to the quarterly Open Sessions (February, May, August, November) on the 3rd Tuesday of the month at 7:30pm in the community club house located at 18150 Holly Forest.
All residents are encouraged to attend the quarterly Open Sessions to stay engaged in what is going on in the community and understand where funds are being spent. You will have the opportunity to ask questions via email at any time and meet with the board members and association management representative(s) in person monthly by appointment.

We have the best neighborhood events! There are several events throughout the year for residents of all ages, and our homeowners meeting is held the 3rd Tuesday of each month (except December).
Want more involvement? We'd love to have you volunteer at an event, start a community activity or service group, or serve on the HOA board. Contact the board for open positions on the Board of Directors or the Architectural Review Committee (ARC).

Of course! Windsong has a number of facilities for residents to enjoy including a pool, tennis courts, two playgrounds, picnic areas, sand volleyball court, and a clubhouse. The pool and clubhouse facilities may be rented for private events; all other areas are non-rentable common spaces for use by all Windsong residents. Contact our Clubhouse Manager about Clubhouse rentals and our pool management company about pool parties.
The clubhouse is available for rent by residents that live in our community. You must physically live in Windsong, either as a homeowner or renter. As of January 2023, the clubhouse rental cost is $225 plus a refundable deposit of $250. For more details on the Clubhouse and Clubhouse rentals please visit the Amenities page.
